Booking a room

- Rental application is needed for consideration of residency!

- Reservation deposit is $550.00 by credit card, $850 by cash. We encouraging credit card payments, we take master and visa for deposit payments, cash, personal check is acceptable for rent payments. 

- Reservation deposit is non-refundable but automatically transfers into fuly refundable security/damage deposit.

- Rent included all utilities and wifi but the one time cleaning fee of $35 for one month stay; $45 for up to 3 months stay is additional

 

TIMES: Checkin is 4pm. Checkout is 12:00pm. This allows adequate time for cleaning between guests.

CHECKLIST: Upon arrival make sure everything is in order; or report any damages or disfunctional items if any within 48 hour after move in.

 

OCCUPANCY: The rent is based on one occupant, if more than one, additional $75 per month applied. Spouce visits for one week and less is an exception and included in the rent. For other guests,  a smaller room is available at $25/night; for 3 nights and longer stay,  guest need to fill out rental application. Violation will result in extra daily charges and contract/lease termination without refund of deposit or rents paid. Property exterior is monitored by security camera.

 

CLEANING: It is residen't's responsibility to clean up after you using the kitchen and any common areas. Repeated violation (after the first reminding) will result in outsourced cleaning charges.

 

NO PARTIES or gatherings are allowed that would increase occupancy greater than indicated in the Agreement without pre-approval, or that would disturb neighbors or violate homeowner rules or governmental ordinances.

 

NOISE: This property should not be rented for parties. Please observe quiet at all times especially during the Quiet Zone 10pm and 10am at weekdays, 11pm-10am at weekends. 

 

NO SMOKING:  no smoking is allowed in the house in any circomstances ($500 fee if you do). Out of doors: 25 feet away from doors or windows, properly dispose of cigarette butts.

 

BEHAVIOR: Inappropriate behavior such as loud and/or vulgar language and/or drunkenness is strictly prohibited. Guests evicted for violating property or rules will forfeit their deposit/reserve.

NO PETS: no animals of any kind are allowed in the suites unless pre-approved with pet deposit.

UTILITIES: Electrical rates are high. Residents are responsible for excess usage if unusually high utility are consumed. The current cap is sest at $125,  additonal cost is the responsibility of residents. Please turn off lights, televisions, etc. when not in use, close doors and windows in the winter. 

Lock out: Sunrise Cottage is operated under the guidlines of Washingtion state regular rental housing, there is no on- site manager, check in and check out based on appointments. In situation guest locked out, tenant is responsible for $45 fee during the weekdays or $55 during the weekends.

 

Early termination: discount rates are normally applied for 2 months or longer contract. In the event residents need to check out sooner than expected, please understand this is a monthly rental. Property owner has no obligation to refund paid and unused nights. However, it is always our courtsey to market the apartment as soon and as deligent as we can once residents notifies us. Once a new tenant moves in, guests will be refunded 65% of the sold out days . In the event the notice is given less than 3 weeks, and no new tenant moves in within the 3 week periord, the security depsoit will be forfeited.

Extension: Extension is based on availability, extension is guaranteed until after a signed contract take place, or email communication with guests request and manager's clear confirmation. Once confirmed, resident is responsible for rent payment to the new agreed extended date.

Rent Prorate: Although the rental term is one month minimum, we offer prorated rent in 5 day increments, for examples, if actual check in date is the 3rd, the rent payment still starts at 1st unless the apartment is rent available on the 1st; same applies to check out dates unless there is another tanant moves in the same day.

 

Missing Keys: $25 for missing room keys.

DAMAGE: Do not intentionally destroy, deface, impair or remove any part of the Property, equipment, furniture or furnishings.

DEPARTURE:  Return furniture to its original position when you leave, take all trash out, sweep the floor. The cleaning service will clean the sheets and comforter.
